Documents for selling or buying a house in Trinidad and Tobago or selling or buying land in Trinidad and Tobago.

What documents do you need to know when selling your home, or selling your land in Trinidad and Tobago?

  1. Documents of title such as Deed or Certificate of Title.
  2. WASA Clearance Certificate and recent WASA bill if possible (valid for 3 months from date of issue).
  3. Up-to-date land and building tax receipt (up to 2009)
  4. Two forms of valid national identification.
  5. Town & country approval and Final Regional approval (for financing from all financial institutions for land purchases).
  6. A Completion Certificate for homes built under 5 years.
  7. A valuation report from an approved valuator (ask your mortgage officer for details).

Apartment Tips-The ‘Three Golden Rules’ that should be followed by the landlords are:

  1. Ensure that the property is clean, safe and in good and habitable condition. *Tip for the prospective tenant- Turn on taps, open and close all doors and visit the general area of the apartment at different times of the day and if possible, at night to ensure that you are comfortable with living in the area.
  2. Ensure that the apartment is Free and Marketable- Tip for the prospective tenant -Get receipts from the landlord to prove that all previous utility bills are cleared and up to date prior to your occupancy.
  3. Hire an agent from Pro-Keys Real Estate to secure a ready, willing and able tenant- Tip for the prospective tenant- Read your rental or lease agreement carefully if necessary, seek legal advise before signing.

Buying a house or buying land in Trinidad and Tobago.

  2. Talk with a mortgage officer at TTMF, Home Mortgage Bank or any other banking institution to get as much information as possible and to set a budgeting plan to make your purchase. Ensure to ask about, Closing costs, negotiate interest rates and to take your contact’s call card.
  3. Get pre-approved and secure a minimum of 20% of the asking price as a deposit to start the process.
  4. Speak with a lawyer on the panel of the financial institution of your choice to inquire about the mortgage fees, as well as, the fees associated with Conveyance. *Remember these fees are separate and necessary to get the property transferred to your name.
  5. You may also need to pay for the preparation of a Sales Agreement and a Valuation Report obtained from a company on the panel of the institution.
  6. Provide two (2) valid forms of national identification.
  7. Provide proof of address (usually utility bill).
